Church Repurpose
in Ryton

The former church in Ryton posed a unique opportunity and challenge – purchased without prior consultation, with the intention of converting it into a House in Multiple Occupation (HMO). Despite facing rejection for the initial proposal, our team navigated through complexities, secured planning approval, and found an alternative solution that added value to the property.
Project Overview
- Location: The Ark at Crawcrook, Ryton
- Objective: Conversion of a former church into a residential space.
- Deliverables: Planning approval for 3 residential units.
Value Provided
We believe in finding innovative solutions that add tangible value. In the Ryton project, we provided:
- Adaptive Design Triumph: Despite initial setbacks with the rejected HMO proposal, our team successfully secured planning approval for three residential units, ensuring the property’s economic viability.
- Alternative Viable Solution: Rather than yielding to rejection, we proactively sought alternative solutions that not only complied with regulations but also added value to the property.

Key Achievements
- Community Engagement Success: Overcoming local resistance, our team engaged with the community to address concerns, ensuring a harmonious transformation of the former church that respected the neighborhood’s character.
- Strategic Planning Approval: Despite the rejection of the initial HMO proposal, our team’s strategic thinking resulted in planning approval for three residential units, demonstrating adaptability and resilience in the face of challenges.
- Enhanced Property Value: The approved design not only adheres to regulations but also enhances the property’s value by converting a former church into functional and attractive residential units.
Challenges
The primary challenge in this project was the rejection of the HMO proposal by the council and the resistance from local residents. Mimas Residential’s engagement strategy played a pivotal role in addressing concerns, fostering community acceptance, and ultimately achieving planning approval.
